

We perform a complete energy analysis. This evaluation involves an onsite survey, during which we analyze historic energy data, measuring energy parameters and developing strategies to reduce energy consumption. These strategies might include building envelope modifications (window tinting, insulation, etc), heating, ventilation and air conditioning system upgrades, lighting system upgrades, electrical system upgrades, building control system upgrades and other conservation measures.
Comfort and Indoor Air Quality
GBT performs inspection and testing to identify conditions (temperature, humidity, ventilation, mold, pollutants, heating and cooling system failures, design or construction deficiencies) that lead to problems in indoor air quality or comfort and develop strategies to improve the customer's indoor environment. The strategies often require modification of or the balancing of the HVAC and control systems.

We assist our customers in obtaining financing and government and utility company rebates.
Project Design
GBT develops designs for energy saving and indoor environment improvement projects. We perform site inspections, calculations, computer modeling and ultimately produce construction documents such as the scope of work, project plans and project specifications.
Engineering, Installation and Construction
We perform the installation and construction work. Some of the construction work may be performed by our forces and some may be performed by our subcontractors. Construction work is typically performed for a fixed price based upon the project plans and specifications or on a reimbursable cost plus fee arrangement. If the customer desires, the installation and construction can be bid-out by the customer and performed by others.
Building System Commissioning
After construction, we evaluate, test and verify that all systems operate properly and develop and assist the customer in implementing an operation and maintenance program.
Building System Re-Commissioning
In some cases, energy problems can be corrected through re-commissioning. Improper initial commissioning and/or alterations made to systems over a period of time can cause existing buildings to operate inefficiently and can cause indoor comfort or air quality problems. We correct these problems by first, reviewing original construction documents (if available). Next, we test and make an independent evaluation of all systems and equipment. Then we formulate and implement a re-commissioning plan to bring the equipment and building back into compliance with the equipment and building design specifications. Finally, we work with the building operations staff to establish an appropriate operation and maintenance program.
Measurement and Verification
After the systems are fully commissioned and the client has had full control of the facilities, we periodically verify system performance by measuring and monitoring energy consumption and performing inspections and tests to assure that the building systems are functioning properly. This is accomplished through electronic monitoring equipment, site inspections, energy bill monitoring and building control system trend analysis.
BUILDING AUTOMATION CONTROLS INSTALLATION AND SERVICE: NEW CONSTRUCTION AND RETROFIT INSTALLATIONSGBT provides and installs state of the art digital control systems on a plan and specification or design build basis for new and retrofit projects. We also provide, install and retrofit hybrid systems comprised of both direct digital controls (DDC) and pneumatic controls.

COMMISSIONING OF BUILDING SYSTEMS
Commissioning is a process that begins during the conceptual phase of a construction project and ends after successful startup and training of the operation and maintenance staff. It includes verification at various stages of the project that the design and construction comply with the project criteria and purpose, and that the building systems ultimately operate properly and are reliable and maintainable. It also includes detailed documentation of building systems and components to be used by building management throughout the life of the facility.
Owners Agent
We work directly for the owner as its agent throughout the planning, design, construction and testing phases of the project. This eliminates common conflicts of interests in the commissioning process.
Commissioning Plan
A comprehensive commissioning plan is created for each project in concert with the facility owner. The plan takes into account the type of facility, the type of building systems and of course, the customer's requirements.
Document Review
We review pre-construction, construction and post-construction documents for compliance with the owners project criteria and objectives. The object is to identify problems before they are irreversible or difficult to resolve.
Construction Monitoring
Periodically, we visit the project site and make observations. These are not inspections nor intended to replace an inspection program but rather observations made "outside of the box" to identify conflicts and other problems which otherwise may have gone unnoticed. Again, the purpose is to identify as many problems as possible as early as possible.
Testing and Verification
After construction, we test and verify that all systems operate properly. This typically involves random tests of each system type to confirm the validity of the air balance and water balance and system start up reports.
Operation and Maintenance Program
We assist with the assembly of detailed documentation of building systems and components to be used building management throughout the life of the facility and develop and assist the customer with implementation of an operation and maintenance program.
